Is Your Condo Administrator Registered in Quintana Roo? Here’s How to Check
Condo & HOA
Condo owners often know who manages their building, but may not know whether that administrator is officially registered with the State of Quintana Roo.
Paid professional condo administrators in Quintana Roo may be required to hold the appropriate state registration and accreditation through SEDETUS. Condo owners can check the public state registry themselves.
Applies to: Condominium owners in Quintana Roo with a paid professional administrator or property management company
What to Have Ready
How To Do It
What is a Matrícula?
- 1The Matrícula Estatal is the state registration issued to accredited real-estate and property administration professionals by SEDETUS.
Key Spanish Terms
- Matrícula Estatal
- — State Registration / License
- Vigente
- — Active / Current
- Administrador de Inmuebles
- — Property Administrator
- Persona Física
- — Individual
- Persona Moral
- — Company / Legal Entity
- Ostentado sin Matrícula
- — Holding themselves out as a professional without an accredited matrícula shown in the state system
- Sancionado
- — Sanctioned
Step 1 — Get their legal name
- 1Ask your administrator for their full legal name or registered company name, and their SEDETUS Matrícula Estatal number.
- Can you please provide the name under which you are registered with SEDETUS and your current Matrícula Estatal so we can verify the condominium’s records?
Step 2 — Open the official SEDETUS registry
- CHECK THE SEDETUS REGISTRY
- This is an official Quintana Roo government link.
Step 3 — Search their name
- 1You may be able to search or filter by individual, company, municipality, or professional category.
- The commercial name used by a management company may be different from its registered legal name.
Step 4 — Check their category
- 1Simply finding the name is not enough. Confirm that the registration covers property or condominium administration where applicable.
Step 5 — Check the status
- LOOK FOR: VIGENTE — Vigente means the registration is currently active.
Also Check These Two Things
- 1Ostentado sin Matrícula — The SEDETUS system includes records and categories relating to people or companies holding themselves out as professionals without an accredited matrícula shown in the system.
- 2Sancionado — The registry also provides a way to identify sanctioned professionals where applicable.
What About the 90-Hour Training?
- 1Professional accreditation can include training and qualification requirements. A common initial pathway involves 90 hours of recognized professional training, although qualifying certifications or other approved credentials may also apply.
- Not every person who helps manage a condo automatically has to take exactly the same 90-hour course.
- 2The public SEDETUS record is primarily useful for confirming the person or company’s matrícula, category and current status. If an owner wants proof of the actual training completed, they can ask the administrator for their accreditation or training documents, or contact SEDETUS.
Owner Self-Administration is Different
- A condominium may choose self-administration, where an owner is elected by the Assembly to serve as administrator. That is different from hiring an outside person or company to provide professional property administration for payment.
- 1Owner Self-Administration — An owner elected by the condo Assembly to help administer their own condominium.
- 2Paid Professional Administration — A person or company hired and compensated to provide professional property or condominium administration services.
- If you are unsure which situation applies to your condominium, confirm it with your condominium attorney or SEDETUS.
What If You Can’t Find Your Administrator?
- Don’t automatically assume wrongdoing. There are several possible reasons why a name might not appear.
- 1Wrong spelling
- 2Company is registered under another legal name
- 3Individual is registered instead of the company
- 4Outdated information
- Ask your administrator for their exact registered name and matrícula number. If they still cannot be verified, contact SEDETUS directly.
- VISIT SEDETUS
Why This Matters
- 1Condo administrators may handle HOA fees, bank accounts and association money, vendors and contracts, employees, owner records, maintenance, and financial information.
- 2Checking the state registry is a simple due-diligence step owners can perform themselves.

Good to Know
Before hiring or renewing a professional condo administrator, ask for three things:
Full legal name → Matrícula Estatal → Vigente status
Then verify the information yourself through the official SEDETUS registry.
