Is Your Condo Administrator Properly Registered in Quintana Roo? Two Things to Check

A short guide to checking whether your condo administrator is properly registered and accredited in Quintana Roo.

Find It

Get the administrator's full legal name or company name and, if available, their SEDETUS matrícula number.

Understand It

SEDETUS is Quintana Roo's regulator for property-administration services. Being listed in the SEDETUS registry means the person or company is professionally accredited — it does not, by itself, prove they are the legally appointed administrator of your condominium.

Do It

  1. Search the official SEDETUS registry using the administrator's name or matrícula.
    Check the SEDETUS Registry
  2. Confirm the registration is current (Vigente) and covers the property-administration category.

Done

If the administrator appears and is Vigente, their professional accreditation is confirmed.

Appointment for your condominium

  1. Being SEDETUS-registered is not the same as being the legally appointed administrator of your condominium. The appointment is made by the Assembly and, under Quintana Roo's Condominium Law, must be registered with the Registro Público de la Propiedad y del Comercio (RPPC) within 30 days.
  2. Ask for the Assembly minutes showing the appointment and evidence of the RPPC registration.

What is not proof

  • WhatsApp group admin status
  • Collecting HOA fees or access to the bank account
  • A property-management contract or invoice
  • Being used by the developer

If you can't find them

Check the spelling and ask for the exact registered legal name. The company may be registered under a different name or individual. For professional registration, contact SEDETUS; for appointment registration, contact the RPPC.
