How to pay your predial in Tulum
Predial is Tulum's municipal property tax, and the easiest way to pay is through Portal Tulum once your property is registered.
Find It
Understand It
- Predial is Tulum's municipal property tax. The amount due depends on the property's tax base and classification — the amount shown by the municipality or Portal Tulum is the amount to pay.
- To pay online you need your clave catastral, the property owner's name, a photo ID and an email address for Portal Tulum registration.
- If it is your first time using Portal Tulum, you will need to register and wait for ID validation before you can pay.
Already registered on Portal Tulum
- Log in to Portal Tulum.
- Go to Mis Obligaciones and select your predial account.
- Review the amount due and choose your payment option.
- Pay by debit or credit card.
- Save or download your official receipt.
First time using Portal Tulum
- Create or log in to your Portal Tulum account.
- Register a photo ID under Mis Documentos and wait for validation.
- Go to Mis Obligaciones and add or register the predial obligation.
- Enter the property owner's name and clave catastral, including the final hyphen where required.
- Upload any supporting documentation and submit for validation.
- Once approved, proceed with the payment.
Pay in person
- Pay in person at the Dirección de Ingresos in the Palacio Municipal, Av. Tulum Oriente, Mz. 1, Lt. 1, Col. Centro, Tulum. Monday to Friday, 9:00 a.m. to 5:00 p.m. Contact: 984 871 2101 or ingresos@tulum.gob.mx.
- Bring your clave catastral or a previous predial receipt so staff can locate the account.
- Pay at the municipal cashier and keep your official receipt.
Done
Save or download your official receipt. If you are buying or selling property, you may need a Constancia de No Adeudo rather than only a receipt.
Discounts and incentives
Discount programs change during the year. Check the Municipality of Tulum for current promotions before paying.
Under the current Tulum Municipal Treasury Law, the Ayuntamiento may authorize up to 25% off when the full year is paid in advance by January 31, or up to 15% through the last business day of February.
Qualifying benefits of up to 50% may apply for certain disabled persons, pensioners, retirees and INAPAM/INSEN cardholders on one qualifying residence, subject to legal requirements.
Important
These are legal maximums the Ayuntamiento may authorize by agreement. Always confirm the currently approved promotion before paying.
Constancia de No Adeudo
If you are buying or selling property, a Constancia de No Adeudo de Impuesto Predial may be required to confirm there is no outstanding predial debt.

Common Problems
Property not appearing in Portal Tulum? Check that the clave catastral and owner name match exactly what the municipality has on file. If the property was recently registered, validation may still be pending.
Name or clave catastral mismatch? The name and clave catastral must match the municipality's records. Contact the Dirección de Ingresos if the information does not match.
First-time registration still pending? Wait for validation to complete before attempting payment. Do not wait until the last day of a discount period.
If you are buying or selling property, do not rely only on someone saying the predial is current. A Constancia de No Adeudo de Impuesto Predial may be required as part of a property transaction.
